All members of the Association pay a general assessment every quarter. This assessment goes towards paying for expenses such as the contract for mowing of grassy areas; running the swimming pool; garbage and recycling collection; site manager contract; financial secretary contract; occasional removal of accumulated yard waste; management of invasive weeds; managing the river bank plantings; plus sundry other minor expenses.
Members in the Limited Common Areas (LCAs I, II, III and IV) have an additional assessment that is used to pay for maintenance of their parking areas, carports/garages, footpaths, and lighting. Since each LCA has slightly different facilities and expenses, each LCA has its own specific assessment.
As required by law, the association has developed a reserve study which is regularly updated. The reserve study is used to ensure that adequate financial reserves are in place to meet future expenses. Assessments are adjusted from time to time, based on the outcomes of the reserve study.
